Short-Term Rental Agreement

By booking and staying at a property managed by PMI Clearwater, you agree to the following terms and conditions. Please read carefully before completing your reservation.

Reservation Requirements

• The primary guest must be at least 21 years old.

• The person making the reservation must be the same person whose payment method is used.

• The primary guest is responsible for all occupants and visitors during the stay.

• Maximum occupancy limits must be observed at all times.

• A completed rental agreement and payment are required to confirm a reservation.

Check-In and Check-Out

• Check-in begins at 4:00 PM unless otherwise specified.

• Check-out is no later than 11:00 AM unless otherwise specified.

• Access instructions and door codes will be provided prior to arrival.

Property Use

Guests agree to:

• Leave the property in substantially the same condition as received, excluding normal wear and tear.

• Follow all property, homeowner association, and community rules.

• Use the property only for lawful purposes.

• Supervise children at all times, especially around pools, hot tubs, balconies, and other potentially hazardous areas.

• Notify PMI Clearwater immediately of any damage, maintenance issue, or emergency.

Prohibited Activities

Unless specifically authorized in writing:

• No parties, events, or large gatherings.

• No excessive noise or disturbances.

• No indoor smoking.

• No pets.

• No subleasing or assignment of the reservation.

• No commercial activities, catering, or amplified outdoor music.

Damage and Security

Guests are responsible for any damage caused by themselves, their occupants, or visitors.

Reservations may include a damage protection program that provides limited coverage for accidental damage, subject to the program’s terms, exclusions, and limitations. Damage exceeding coverage limits or excluded from coverage remains the guest’s responsibility. PMI Clearwater reserves the right to charge the guest for damages, excessive cleaning, lost keys, lockouts, unpaid charges, or violations of this agreement.

Safety and Liability

Guests acknowledge that vacation rental properties may contain inherent risks, including but not limited to pools, hot tubs, stairs, balconies, water features, outdoor recreation areas, and natural hazards.

Guests assume all risks associated with their stay and agree that PMI Clearwater, property owners, and their representatives shall not be liable for injury, loss, damage, theft, accidents, delays, interruptions, or circumstances beyond their control.

Insurance

Guests are encouraged to obtain travel insurance and are responsible for insuring their personal belongings. PMI Clearwater and property owners are not responsible for loss, theft, or damage to guest property.

Cancellations and Refunds

Cancellation policies may vary depending on the booking platform used. Reservations booked through third-party platforms such as Airbnb, VRBO, Booking.com, or similar providers are subject to the cancellation policies of those platforms.

For direct bookings, cancellation fees and forfeiture of deposits may apply. Refunds, if any, are subject to the terms of the reservation and applicable administrative fees.

Catastrophic Events and Evacuations

PMI Clearwater is not responsible for alternate accommodations, transportation costs, or other expenses resulting from hurricanes, floods, storms, government orders, or other events beyond its control. Refunds or credits may not be available in such circumstances. Guests are strongly encouraged to purchase travel protection insurance.

Right to Terminate Stay

PMI Clearwater reserves the right to terminate a reservation without refund if guests violate this agreement, exceed occupancy limits, engage in unlawful activity, create disturbances, provide false information during booking, or otherwise fail to comply with property rules.

Agreement

By completing a reservation, submitting payment, or occupying the property, the guest acknowledges that they have read, understood, and agreed to these terms and conditions on behalf of themselves and all members of their party.
